However, I would always recommend the management company structure even if you do not employ an outside manager. It is so much easier to enforce a breach of lease if the freeholder is a separate legal entity. Suppose the roof leaks and your downstairs neighbour refuses to contribute to its replacement because she wants a new damp proof course. Or, as actually happened in my building, the basement flat went ahead and spent the money and then asked us to reimburse her. Very quickly gets very messy.

Disadvantage: you have to keep proper records and file a return each year. Not such a bad thing.

I would be very careful to not spend more money than you are making, have a starting budget, and try it out. You don’t need to have a lot. Look online for free blogging websites, free domain hosting, and free products to promote, like ClickBank and CJ. It’s possible, but it might not be very quickly. First of all I think a party plan would be a good idea.
How much money have you got to spend?
How many are coming?Are you having it at home or at a venue.
If you are into sport how about a crazy sport day. Ask everyone to come in sports gear. Then play baseball or hockey using rolled up newspapers as a bat or sticks and use a softer ball than usual
You could play basketball using blown up balloons
If you do not want it to be ‘crazy’ just have an ordinary sports day at your local park playing your favourite sport.

If you are into movies have a Hollywood party or a Glitz and Glamour party when all guests are asked to come in really grand fancy dress evening wear and you watch a favourite video, serve popcorn etc.

Have a ‘Pop-star Party’ Everyone comes dressed as their favourite pop star and then you have a talent show or karaoke session where everyone takes it in turn to imitate their favourite star.

You could go skating, or to visit a famous sports team at the home venue.

Why not plan a mammoth scavenger hunt or treasure hunt.

Organise a water polo match at your local swimming baths if that is allowed.

If you are trying to have people hand you answers on which stock to make quick profits from, you would have a better chance putting all of your money on red or black at roulette.

Learn how to do some very simple Technical Analysis, follow stocks that take large plunges as every now and then they are unwarranted and correct upwards very shortly after. (Focus on good, reliable companies)

I would suggest learning about Bollinger Bands, Stochastics (Fast for quick flips), P/E ratios, volume levels, volatility, and lastly read the individual reports on your brokerage’s site, focusing on stocks in the neutral to outperform sectors. Use your screener tools to find stocks with low short interest, low P/E’s, and possibly around their 52-week low.

Lastly, even though I flip stocks occasionally, I only trade in companies that are turning a profit and look to continue to do so, therefore you may want to screen for EPS > .01

Small companies can move faster. Large companies like GM take a long time to get anything done where the consensus of dozens of people is required to produce a new product. Large companies are so entrenched in we’ve been doing it this way for ## years and making money so we’ll keep doing it this way. GM had been developing the Volt for 2 years before the board of directors or the stock holders (not sure which) approved the entire project for production. Until then it was just a research project that when completed will end.

Small companies like Tesla only have a couple of people to make decisions and are more willing to take major risks. They have no solid business model so new products can be developed quicker.

Also when large companies fail to adapt a small company can move in to fill the void. GM didn’t want to make electric cars so they only made enough to keep the regulatory agencies of their back. As soon as GM no longer had to make the cars they destroyed them. This left a void that entrepreneurs like Tesla recognized and exploited.

Don’t fall for the temptation to leave your losing side open in the hopes the stock will make a reversal. #1 rule – Don’t turn trades into investments and don’t turn investments into trades. Whatever your plan was originally, stick to it. I assume that if you are putting on a straddle you are expecting the stock to make a big move, but you just aren’t sure of the direction.

I put on the straddle expecting one of the sides to be a losing position. However, I look at the total cost and the total profit of the entire position when deciding on when to sell and then close both sides in one order. You can usually get a better price than placing the trades individually.

Another problem with your broad, general question is this: “Best” for whom? Are you young, old, have a lot of money, just a little, do you want high risk, etc.? Again, the questions go on forever.

13….I hated being that old. To young to get a job, to old for allowance. Have you tried making money online? Most websites are scams. Or they don’t pay very much at all. I looked everywhere for a website that wasn’t a scam and I found one. Cash crate. They pay about $9.00 an hour depending on how fast you go. The best part of it is you only have to be 13 to sign up. So at about $9.00 an hour….you have to work about 35 hours on it. It sounds like alot of time, but if you spend 5 hours a day on it for a week, you have $300.00. It is totally free all the way. The only problem for you might be that they don’t send the check off untill the end of the month. After they send it off it takes a while to get to you. ( a week or two). There were two othe rkids in my class who had it all- best clothes, best luches, best school stuff (binders, etc) and they were great at loaning money out, too- they would loan you five bucks if you paid them back six by next week. Anyway, I thought their families were wealthy- nope, they lived in house just like the rest of us, their dad drove an old beat-up Ford. How did they make so much dough, go to school and live liek the rest of us? Guess what? They owned their own bicycle repair shop- ran it out of their Dad’s one car garage- and they actually made more money per week than their Dad! (Their loan sharking business at school helped, too)- he wisely made them put half of it away in an college fund for themselves! I really envied those kids- and they always had ten or fifteen rebuilt bikes out front for sale- I bought a few bikes from them, myself- after I got a paper route, of course- and they let me make payments on my bike- A $20.00 bike – I paid three bucks a week for ten weeks- Yay Me!

Just about every kid in school either had a bike from them, sold a bike to them or had borrowed money from them at one time or another.

But, there is one thing- those kids worked hard- they made great bikes- good re-paint jobs, total rebuilds- and they even guaranteed them for three months. They were good kids, and never slacked off- did their home work, got good grades, too.

I took a lesson from them- I sold candy bars at school- Every kid is hungry. So, I found out I could make dough by selling candy- yep. I would buy ten packs of differnt candy bars at the grocery, at the time, about ten cents each- put them in my pack and go to school where I would sell them for 35 cents each- pretty soon, every kid knew if they got the munchies, all they had to do is look me up- I made about ten bucks a day- at the time, my Mom worked at a laundry and she brought home fifty bucks a week- so i was making what my Mom earned, but my dough was all cash and tax free! Soon, I was selkling other stuff out of my pack, too- pencils, erasers, junk that I knew kids liked.

So, the money thing is all up to you. It is called drive- ambition. You want to have it, it comes along with hard work and determination. Easy money? Sure- if you do some crooked things, but tha

Check with the dining courts on campus. They should be a pretty quick/close walk and are normally always hiring. I worked there for 2 years. Most people just kindda mess around and don’t work really hard, so if you a good worker you can actually move up quickly. Like after my first school year I was made a student supervisor. They work around your finals, you have a pretty easy time finding someone to cover a shift if you need, and you can pretty much work as few or many hours a week as you want to be scheduled. The work can be boring, but you also get a free meal with every shift worked, so you can save money.

Oh my gosh, I had the same problem. I got accepted into this one HBCU, but I was one point short on the ACT to get a scholarship. As a result, I wasn’t able to enroll because I didn’t find enough money to support me into going to that school. I’d suggest just keep trying on the ACT, and if the college doesn’t accept you, it is what it is; you can always apply to other schools. Perhaps I got accepted but I ended up going to a better top ranked school on a full scholarship.

I stick with the State Department of Labor site as they filter out most of the spam dream job offers that you see on all the other sites.

NEVER give your personal information over the online services. If they want your SS number or a credit card number run away fast as that is 100% sure to be a scam.

Never give a credit card number and if some place needs a SS number for something like a background check ONLY give it to them IN PERSON at the time of an interview. Any other time or any push for it is a scam. No company will do a background check on you until after the first interview because it costs them money for the check and they won’t spend the money until they decide that you are the one that they want to hire. Plus, in most states you now need to sign a permission form that allows them to inquire about personal things on you.

The spam companies are trying to steal your identity and your money by preying on your desperation to get a new job. They go to all the sites like hot jobs, craigs list, career builder, linked in, and other easy to place free ads on sites. Once they contact you they sound like it is URGENT that you respond NOW and you have to give that information or you will lose your once in a lifetime opportunity and be poor forever. Don’t fall for their tricks. 99% of work from home postings are scams too.

Another thing I do is to frequently search the individual websites for companies that I wish to work for. Most will have a career tab or a job opening tab. Keep on checking their sites. Jobs will appear there first before anywhere else and sometimes being first means everything.

I have also found that when you apply for a State job, it can take up to 2 months before they contact you for an interview. States move very slow when it comes to new hires.

Edit: E-mailing a CEO will not get you hired. Arrested for stalking maybe, but not hired. Even small businesses have certain procedures that they must follow for all their job hires. These are specific company policies that are in place to be sure that the company is following all legal guidelines for hiring new employees and to be sure that they are not inadvertently opening themselves up to an unexpected lawsuit for discrimination or unfair hiring practices. There are a lot of desperate people out there who will do just about anything they can for some free money and that includes filing a discrimination lawsuit. They think that it might be worth a few bucks if they can even get an offer of settlement instead of a legal court battle even when they know that the suit is bogus to begin with. If you are not willing to follow their company policy, then you will not be a good candidate for an employee either. You have to play by their rules or you won’t be playing at all.

Do some research and look into a sales internship. Sales is a great way to make money if you don’t mind work and putting yourself out there. Just remember ambition without integrity is dangerous.

I also cut the hair of about 15 of the guys in my dorm for pizza, beer, and money. It was a nice way to save up. I also worked in the computer lab so I could get paid to study. It was only $7 an hour, but better than sitting at home studying, not making anything. Normally you don’t need to actually do much work in a computer lab.

A bank certificate deposit that is federally insured is the
safest. You may want to take some risk since you are
so young and invest in a mutual fund possibly a growth
fund and remember it is for long term and there will be market
ups and downs. Long term the stock market should be the
best investment. Look at morningstar, an investment company
that rates mustual funds etc.. Try and get a no load fund a
mutual fund that charges no commission and a tiny per centage of the funds money, i mean really small is taken out
for managment fees. Fidelity and vanguard are two well known
and highly respected mutual funds you may want to consider

Owing just one or two rental houses is a pain. But that is where you start. Look for a long time and figure out the market. Buy your first one or two with big positive cash flows (the rent has to take care of the payments, taxes, insurance, repairs, and vacancies).

The rest are much easier. When you own ten rent houses and one is vacant you don’t really even stress out but when you have one and it is vacant you go nuts.

All of the above suggestions are great. I save my change in an old wine jug. The thing is four gallons and halfway full already!
I also live on a budget. I don’t eat fast food, but I cook at home instead. When it’s time to go grocery shopping, I hit up farmers markets and discount stores first.
